A New plot for new hospitals in Mijas and Fuengirola

A few years after the municipality of Mijas announced that it had set aside land for a hospital at the water treatment plant by road to Cerros del Aguila, reads from the new city council which is led by Ángel Nozal (PP), that you instead want to put a land in La Cala for the purpose.

Agency weather in both the Mijas and Fuengirola has for years struggled to convince the Junta de Andalucía on the importance of a common hospital in the area. In 2003, promised the then head of the local government, Manuel Chaves (PSOE), now the second deputy prime minister and minister for the regions, that a hospital would be moving in clear in 2008, but that promise has famously not been met.

Meanwhile, the two agencies ends each of which fought for the hospital would be built in just their community. Fuengirola is because of their limited geography had difficulty finding a suitable plot, it has not Mijas. Mijas municipality bought in 2009 a plot of 103.000 m2, which was approved for the purpose of urban planning, and the then mayor, Antonio Sánchez (PSOE), called the approval a historic moment. But the work has still not begun, and it has since 2003 been a few statements on the issue of local government. Now the mayor Ángel Nozal makes an effort.

 The new conservative city council has not been convinced that the former site was ideal due. Location at the treatment plant and an upcoming facility for desalination of seawater. Instead it is proposed now is a building site of 200,000 m2 in La Cala. An ideal location, it is believed, with easy exit and located midway between the coastal highway A-7 and the highway. Junta de Andalucía has still not given answers to the municipality’s final proposal.

How to buy Marbella Villas and Rent Properties

Marbella villas or Marbella apartments as an investment is the question. Many people are buying property in Marbella purely as an investment, intending to rent out the property for as many weeks in the year as possible and also see good capital appreciation, as opposed to putting their money into pension schemes which have been performing very poorly. So how do you decide where and what properties are likely to give you the best return?

Marbella’s climate is such that year-round rentals can be achieved as winter temperatures average around 20/22C daytime average maximum, making it the warmest part of Europe in the winter. But this has an affect on property prices, making them quite high in comparison to resort areas in some other countries. However, the large number of new properties being built on the island, especially in Puerto Banus, is helping to stabilize prices, so it will be easier to afford to buy Marbella apartments or Marbella villas.

So firstly of course, you have to decide on your budget. As in any resort area, the further away from the coast you buy, the more you’ll get for your money. However, the further away from the coast the property is, the harder it is to rent it out. Marbella has the advantage of being quite a small place so no matter where you are, you are never more than 20/25 minutes drive to the coast. Realistically though, to achieve a high number of weeks rental, you need to buy in one of the 3 main resorts .

If your budget is quite high though, and you contact a realtor or a real estate agency in the area, then there is a big market for those people who hire a car and want to stay in a quiet peaceful area a bit away from the resort centre. When you go to look at a property, take a few photographs of the outside and inside and have a look at them before you decide on a purchase the properties.

The photographs are what sell the property. If the property doesn’t take a good photograph, it is unlikely to do well for rental. To determine what rental income you are likely to achieve, have a look at similar properties Marbella villas in the area on rent Marbella sites and see what they are charging. If these sites have availability charts, this can give you some guide as to their success in attracting rentals.

Buy a Marbella villas in the right location, present it and market it correctly, and you can realistically achieve 30 to 40 weeks occupancy in your first year. Along with the capital appreciation, is not a bad investment for Spain and Spanish properties being sold in the market at this moment.

Spain is about to put its giant state lottery on the stock exchange. The market value of a successful listing is expected to be over 25 billion Euros, which would make it the world’s largest publicly traded gaming companies. The sale is an important part in the government’s plan to reduce its large debt.

The Spanish government with prime minister Zapatero, in the head expects to attract between 6.5 and 7.5 billion Euros on a sale of 30 percent of the state lottery Sociedad Estatal de Loteria y apuestas del Estado.
It would give a value for the whole company at up to 25 billion Euros. The listing will then be the largest in Spain history and simultaneously engaged the Spanish lottery company becomes the world’s largest gaming company in terms of market.

Thos place currently held by the U.S. casino company Las Vegas Sands, according to Financial Times.
“Loteria” had sales equivalent to 10 billion Euros in 2009 and landed the prize that year at just under 4 billion Euros. That compares with Swedish game as last year made ​​a profit of 0.5 billion Euros.

Junta Admits Difficulties with Marbella to Malaga Coastal Train Funding

Private investment will be sought for the most profitable stretches of the line. The Andalusian regional government this week admitted that is was having problems finding the 4,000 million Euros needed to build the Estepona to Malaga costal train line, and is drawing up a project designed to encourage private investment in the more profitable stretches. Work would then start first on these parts of the line. Josefina Cruz at the helm of the Junta Public Works Department said in Malaga on Wednesday that she was clarifying the travel demand forecasts for the future train in order to attract potential investors. She also mentioned the possibility of funding from the European Investment Bank whose vice-president is the former Department Minister Magdalena Alvarez. Despite the financial difficulties, Cruz is confident the central and regional governments will work together “Because the Costa del Sol needs this new means of public transport”.

Many normal people like me want the train from Malaga, passing the Malaga International Airport and all the way down to Estepona. It’s a dream for the last 15 years, but the local Mayors in Fuengirola, La Cala, Calahonda, Mijas, Elviria, Marbella, Puerto Banus and Estepona together with the politics in Andalusian Government is the problem, we have seen this so many time before, everyone is trying to steal a big piece of the money purse for themselves by get parts of the buildings contracts and everything around this huge project to their families, cousin and friends to ridiculous over prices with huge profit for themselves. No one is going to invest in this project. Its going to stay as dream this train line, if not the Andalucian Government take this project out on an open EU market with a normal bidding procedures for all the big builders in Europe and gets a much lower price and no local bandits involvement.
